Menara Astra as a member of Astra Property, has signed an agreement to deploy BTune’s automated HVAC (Heating, Ventilation, and Air Conditioning) optimisation AI technology, marking the first implementation of the solution in a commercial building in Jakarta. The initiative targets a significant source of building energy consumption,  most buildings have the potential to reduce energy consumption by 20-30% through the adoption of new technologies.

The agreement was signed at Menara Astra on Monday, 28 September 2026, between Menara Astra and Colliers Indonesia.  As part of its commitment to advancing practical sustainability solutions in commercial real estate, Colliers Indonesia introduced BTune and the automated HVAC optimisation concept to Menara Astra.

BTune connects to Menara Astra’s existing Building Management System or Building Automation System and continuously adjusts HVAC controls in real time. The technology is designed to reduce energy consumption while maintaining a comfortable environment for building occupants.

At Menara Astra, BTune will continuously monitor and optimise HVAC performance through the building’s existing systems. Based on the initial project scope, the implementation is expected to deliver on average 10%-20% energy savings together with associated reductions in carbon emissions and operating costs.

The agreement reflects the growing role of data-driven building management in Indonesia’s commercial property market. As occupiers, owners and investors place greater emphasis on sustainability performance, automated optimisation offers a practical way to reduce energy consumption, lower emissions and strengthen long-term asset performance.
